SELLING YOUR PROPERTY
When acting for you in relation to your sale we will:
- Obtain your title deeds. If the property is registered then we will contact the land registry and obtain up to date official copies of the register together with any necessary ancillary documents. If the property is unregistered we will obtain your title deeds and we will prepare an Epitome of Title for the buyers solicitors.
- Provide a Property Information Form and Fittings and Contents Form for your completion.
- Prepare a contract setting out the terms of the sale and submit this to the buyers solicitors together with other relevant information.
- Deal with any pre contract enquiries raised by the Buyers Solicitors
- Receive and approved a Transfer Deed from the Buyers Solicitors
- Agree a completion date with you and the Buyers solicitors
- Exchange Contracts. On exchange of contracts the transaction becomes legally binding and a deposit is usually paid of 5-10% of the purchase price.
- Obtain a redemption statement from your mortgage company (if applicable)
- Receive the balance of the purchase price from the buyers solicitors.
- Redeem your mortgage and send the net proceeds of sale to you (or put them towards the purchase of a new property)
- Provide you with a completion statement detailing all of the payments made from the proceeds of sale.
